Eastview Terrace

Located in New Haven’s Fair Haven Heights neighborhood near the Quinnipiac River, Eastview Terrace has undergone a comprehensive transformation led by Stan’s former place of work. Originally built in the 1940s, the former "barracks-style" housing development faced significant challenges, including poor visibility at unit entrances, security concerns, widespread disrepair, and lack of architectural character.

Our Role
The firm Stan was a member of was selected to reimagine the 20.8-acre site through a multi-phase master plan focused on enhancing safety, modernizing infrastructure, and fostering a stronger sense of community.

Key Improvements

Strategic Site Planning
Selective demolition improved sight lines and enhanced neighborhood safety. A revised site layout balanced new construction with renovated units to meet budgetary constraints.

Architectural Enhancements
Redesigned facades now feature front porches, dormers, colorful siding, and fenced-in backyards—giving each townhouse a distinct identity and promoting a sense of ownership.

Neighborhood Cohesion
New residential buildings were designed with matching exterior details to create a cohesive and vibrant streetscape.

Infrastructure Upgrades
All utilities were modernized, roads reconfigured, and new sidewalks, lighting, and security systems installed. Site drainage and erosion issues were also fully addressed.

Project Phases
Phase 1: Completed 2009 ($35M)

  • Renovation of 90 existing units, including interior and exterior modernization and asbestos remediation
    12 units made ADA-accessible
  • Construction of 12 new units
    New 6,200 SF community center for offices, recreation, and job training


Phase 2: Completed 2017

  • Construction of 25 additional residential units
  • New on-site storage facility

Project Scope

Building construction included new townhouses, renovated apartment buildings, a new community center and new storage building

Masterplanning of the project included all new utilities, new grading for the entirety of the site to improve drainage issues, opening sight lines, providing a new traffic pattern for improved security, as well as a new playground and storage building

Program: 127 dwelling units, new community center, new storage building

Role
Project Manager

Responsibilities
Stan met with the Owner’s Security Consultant to determine what existing apartment buildings were to be demolished to achieve better lines of sight, avoid creating secluded areas, and optimum security camera locations

Stan lead the Team in developing the project from schematic design to project completion.

Stan was specifically responsible for all site coordination, development of the plans and specifications for the renovated buildings, bidding services and construction administration services for the entire project. 

Challenges
The hazardous material removals left the buildings in rough shape. Sections of entire floors were removed, brick window jambs were saw cut, and with the removals of existing finishes large portions of buildings were found to be fire damaged and/ or filled with mold. The Construction Manager submitted many material substitution requests during construction in effort to reduce cost, but in reality cheapen construction, which Stan safeguarded against.
