Arrowhead / Flatiron Mixed Use Development

Arrowhead

1359–1363 Main Street
This parcel was formerly occupied by a multi-tenant commercial building that was demolished following a fire in 2015. Historical records indicate that a dry-cleaning business operated within the building from 1941 to 1979. Atlas maps show that the dry cleaner originally occupied the west-central portion of the structure and, by 1979, had expanded to encompass approximately half of the building.

1355–1357 Main Street
Currently improved with a four-story, mixed-use building constructed in the late 1800s. The building was previously occupied by a restaurant on the ground floor and residential apartments on the upper levels. The structure has remained vacant since approximately 2015.

Flatiron

529–543 Ann Uccello Street
This site is occupied by a four-story, Flatiron-style mixed-use building constructed in 1901. The ground floor has historically been utilized for restaurant and retail uses, while the upper floors have served as residential apartments. The building has been vacant since approximately 2020.

Scope of work
The historic Arrowhead and Flatiron buildings are currently being renovated in accordance with state and federal preservation standards to create 45 mixed-income apartments designed for young professionals and local residents. The project also includes ground-floor retail space and a new public plaza, envisioned as a vibrant community hub activated by local small businesses. A significant addition to the Arrowhead building is currently being constructed, thoughtfully designed to complement the historic architecture and define the surrounding outdoor space.  Construction completion is schedule by the end of year 2025.

Responsibilities

Arrowhead
Run the project from bidding phase, through construction administration, to completion.
Refine schematic design through design development to construction documents.  Provide bidding services and construction administration services to project completion.

Flatiron
Develop schematic design, complete construction documents, bidding phase, through construction administration, to completion.

Challenges
Both buildings were severely damaged by fire and water infiltration.  Due to this the field investigation and documentation was very limited.  Many areas or floors were not safely accessible.  Due to these limitations many issues arose during the demolition and construction phases.  All issues had to be resolved and documents in an expedited manner because the proposed solutions required historic authority approvals, and maintain the construction schedule.
